Soft washing render, cladding and brick starts with low pressure and a cleaning solution suited to the surface and the growth on it. We check the paint, joints and seals first, because weathered coatings or damaged seals need care rather than more force. Render, painted cladding and brick can respond differently, so the solution and rinse are adjusted to the material and condition. We rinse plants before and after, manage runoff and protect nearby areas while the work is underway. The aim is to remove mould, algae and grime without relying on aggressive pressure against the exterior. Some marks, including oxidation, rust or failed coatings, are not dirt and may remain. We explain those limits before starting. Your written quote lists the walls, eaves and other areas agreed for cleaning. Roof cleaning, gutter clearing, window detailing and driveway cleaning are separate services, not automatic inclusions in a house wash quote.

Each wall surface reacts differently to water and cleaning solution, so we adjust the approach rather than using one setting for the whole house. All of it is done at low pressure.

Render is often painted or coated, and older coatings can be chalky or fine-cracked. We use a gentle solution, let it work on the mould and grime, then rinse from the top down so it never dries on the wall.

Fibre cement and other cladding has joins and edges where water can get behind if it is pushed hard. We keep the pressure low and the rinse angle sensible around those joins.

Face and painted brick holds growth in the mortar lines. The solution is given time to soak in so the mortar is not blasted.

Weatherboard has overlapping boards and painted timber. We rinse with the boards, not up under them, and look closely at any flaking paint first.

On Coast homes, mould often hides where people rarely look. Eaves and soffits stay shaded all day and trap humid air, so black spotting and cobwebs build up there long before the walls look dirty. The underside of a patio roof and the corners above windows and doors are the same.

The outer faces of gutters and fascia also collect dark streaks, sometimes called tiger stripes, where water and grime run over the edge. They are one of the first things you notice from the street once the walls are clean.

Our house wash treats the eaves, soffits, fascia and the outside of the gutters as part of the job, using the same low-pressure soft wash. Cleaning out the inside of the gutters is a separate service, gutter cleaning on the Sunshine Coast, and can be added to the same quote.

We price each house on what it actually needs rather than a flat rate. The main things that shape a house washing price are:

• single or double storey, and the overall size of the home
• access around the house, including slopes, gardens and tight side paths
• the surfaces involved, such as render, cladding, brick or weatherboard
• how heavy the mould, algae and grime are
• add-ons like roof cleaning, windows, gutters or driveways

If there is flaking paint, failed sealant or anything else we notice in the photos, we will mention it up front so the quote reflects what a wash can and cannot fix.

High humidity and rainfall feed mould and algae on any wall that stays damp. Homes in Buderim, Mountain Creek and the hinterland often have shaded sides under trees that rarely dry out. Near the beach in Mooloolaba, Sunshine Beach and Caloundra, salt spray settles as a fine film that dulls paint and glass.

Canal-side homes in Pelican Waters and Minyama see moisture from the water, and newer homes in Sippy Downs and Little Mountain pick up dust from nearby building work.
